Is
there a pre-payment penalty if I pay off my land in full?
No. We never have any penalties for paying off the land
before the term is up. You can pay off your land anytime
you want.
What
closing costs are involved in purchasing land from Land
Easy?
You pay no closing costs! We pay all transfer tax, recording
fees and other closing fees. As long as you purchase directly
from our website it keeps our costs low so we can pass
those savings on to you.
What
happens to my down payment if I change my mind about purchasing
the property?
You may decide not to purchase a property that you have
made an initial down payment on and we will require no
further payments on the land and we will also retain ownership
of the property, however all down payments on Land Easy
properties are NON-REFUNDABLE.
How
do I determine the zoning for properties that I am interested
in?
Most of our properties are zoned residential. Some properties
are zoned agricultural. In most cases you can get the
property re-zoned by contacting the county and following
their re-zoning steps. If you have zoning questions you
can contact us. We don’t guarantee any of the zoning on
our properties so please make sure to verify zoning with
the county.
How
do I qualify for financing?
There is NO loan qualifying!! You just make your easy
down payment online or contact us to make other payment
arrangements. Then just continue to make your low monthly
payment. What could be easier? There are no banks, no
credit checks, no red tape whatsoever.
How
do I locate the property that is for sale?
We list maps for each parcel that is for sale on our website.
When you are on the individual property page for that
parcel click on the “View Map” link and it will take you
to a map of the parcel so you can visit the land before
you buy.
Do
I need to visit the property before purchasing it?
Although we recommend that you have at least visited the
area where you are buying land, it is not necessary to
visit the land before making your purchase. It is really
your choice. Because of our low down payments and easy
owner financing, many of our properties sell very quickly.
If you decide to visit a property before purchasing it,
don't be surprised if it isn't available when you get
back to our website.
To
help you secure the parcel of your dreams,
we offer a 120 day low price
guarantee. If you find a similar parcel for less money
anytime in the first 120 days we will beat the price by
10%. In
addition to this offer, for
one full year after your purchase if you decide that it
wasn't exactly the right purchase for you, then you can
exchange it for another parcel we have available at that
time and you will be credited every dollar you paid, toward
the purchase of the new parcel.
Are
there liens on any of the properties that Land Easy sells?
No. We own all our properties free and clear and we guarantee
a clear title when you receive your Warranty Deed.
Do
the properties for sale have road access?
Almost all the properties we sell have road access. Some
are only accessible by four wheel drive. Most have good
paved, dirt or gravel roads that make accessing the property
very easy.
Do
the properties for sale by Land Easy have water access?
Water access for each property is noted on the description
of the land that is for sale. Some of the lots we sell
only need to be connected to the local city sewer system.
Other properties will need wells drilled to access water.
Costs for drilling wells vary depending on how deep the
well will need to be and how rocky the land is. Please
make sure to research the property you are interested
in buying to determine the usability for the purpose you
intend.
Who
pays the property taxes on the land?
Once a year Land Easy pays all the property taxes on the
land we sell. When you purchase land from us we divide
the tax payment into 12 easy payments for you and just
add the taxes to your monthly loan amount.
For example if the property taxes are $180 a year, you
will have $15 added to your monthly payment to account
for taxes. ($180 / 12 = $15)
Can
I build a home on the land that is for sale at Land Easy?
Unless otherwise noted, all our land is zoned residential.
You will want to perform your due diligence on whether
utilities are available on your land. There could be additional
costs to get utilities to the property. You will also
need to obtain the proper building permits.
Who
owns the land that Land Easy sells?
Land Easy owns 100% of the land we sell. We purchase land
at good prices for cash. Then we sell it to you on terms
that make it easy for you to purchase. We only sell land
we own. We never sell land for a third party.
How
Does Land Easy acquire its properties?
Many of our properties are purchased from individuals.
We also purchase from trusts, auctions and governments
sales.
Is
there any sales tax or transfer tax?
No. If there is any sales tax or transfer tax required
for your state or the state the property is located in
we will cover the cost. We make it as easy as possible
for you to own land.
